Dorchester Bay Economic Development is Hiring a Remote Real Estate Project Manager

About the Role
Dorchester Bay Economic Development Corporation (DBEDC) seeks a creative and motivated Real Estate Project Manager to oversee a number of housing or mixed-use development projects in various stages of planning and development, by managing all aspects of construction, acquisition, or renovation projects ensuring successful and timely project completion. The successful candidate will receive support to learn aspects of the work that are new to them, have plenty of growth opportunities, and should expect increased levels of responsibility over time.DBEDC has an active pipeline of transformative real estate development projects, including both commercial and residential developments. DBEDC’s active projects include 9 Leyland, its first Passive House and first affordable senior housing project and Columbia Crossing, a joint venture that will catalyze the revitalization of Upham’s Corner into an Arts and Innovation District. DBEDC has recently completed the Indigo Block, along with two partners, on a vacant, 2.7-acre site adjacent to the Upham’s Corner Station of the MBTA Fairmount Line. The Indigo Block plan, created through an extensive community process, and developed with both for-profit and nonprofit partners, includes 89 units of mixed-income housing, as well as 24,000 square feet of light industrial and office space.DBEDC prides itself on its learning and growth culture. DBEDC embraces non-traditional candidates from underrepresented backgrounds with the drive to excel and the humility to learn. What you can expect to do in the role (Essential Job Functions):
  • Manage design and construction scoping for significant construction or renovation projects
  • Create and manage project budgets and schedules
  • Select contractors, including preparing bid packets and Requests for Proposals
  • Assist in negotiating construction contracts
  • Assist in selection and management of various development team members
  • Coordinate community engagement efforts related to gathering feedback and gaining local support on real estate projects
  • Collaborate with the Resident and Community Engagement team and residents of projects before and during construction or renovation
  • Manage project permitting and compliance with government requirements
  • Prepare or assist with preparation of applications for project financing
  • Ensure timely completion of projects within budget
  • Prepare requisitions for lenders and assist with payment of vendors.
  • Coordinate efforts with Owner's Construction Representative to kickoff construction, oversee monitoring of construction, complete construction review and close out.
  • In collaboration with owner’s representative and architect, monitor construction change orders, cashflow, contingency, schedule, diverse contracting & worker hour performance
  • Prepare for occupancy by leading and coordinating the work of property management, community engagement, and relocation professionals
­­Qualifications
You’ll do well in this role if you:
  • Commitment to DBEDC’s mission, an understanding of racial equity it’s the importance in housing and community development 
  • At least one year of experience in affordable housing development or relevant real estate activities
  • Some knowledge of construction management, design or engineering
  • Some knowledge of permitting and zoning, preferably in Boston
  • Some knowledge of affordable housing financing programs, preferably in Massachusetts
  • Goal-oriented, hands-on, can prioritize and drive multiple tasks to completion, while coordinating the activities of development team members, including construction personnel and partners
  • Ability to be a strong listener, communicate well, receive and offer constructive feedback, and build working relationships with other staff members, partners, consultants, funders, and community members
  • An entrepreneurial spirit and willingness to think creatively to solve problems advance projects
  • Strong mathematic ability: the ability to understand financial statements and reports
  • Exceptional attention to detail
  • Strong English language proficiency including written and verbal communication skills
  • Excellent computing skills, including use of spreadsheets, word-processing software, CRMs, and the ability to learn new technologies
  • Must be able to successfully pass a background check
It would be additionally phenomenal if you: 
  • Two to three years of experience in affordable housing development or relevant real estate activities
  • Lived experience relevant to the low-to-moderate income communities of color DBEDC serves
  • Preference for residents of Dorchester or Roxbury
  • Verbally and written fluency in Cape Verdean Kriolu, Haitian Creole, or Spanish is highly desired.

  • Salary range: $70,000 - $90,000.
